Listing Reels do not pause because you are on a showing. Comment-to-DM is how TOUR, PRICE, and FLOORPLAN comments get the pack you already promised — brochure, walkthrough URL, or open-house hours — while you are in the car. Keep the rule scoped to that listing’s media. A five-year-old carousel that still says PRICE will send the wrong PDF. Qualify lightly — timeline and area — then take documents on a call. Official Meta login only; unofficial scrapers that DM everyone who liked a listing are a different, unsafe product. Viral listing video will also hit Message Requests and hourly caps. Plan for both before you teach TOUR on a Reel you cannot staff.
What listing automation actually covers
It covers delivery of assets you would have sent anyway: brochure PDF, floor plan, booking link for a viewing, suburb guide you already publish. It does not cover offer strategy, financing advice, or “is this a good deal.” Those are human because they are advice.

Comment: “Can you hold this for my NRI brother?” That is not TOUR. Last automated line if you match a HOLD keyword: “Holds are human. I’ll pick this up during IST business hours.” Do not auto-promise a hold.
If your market needs a registration number or an advertising disclosure on the pack, put it in the PDF or the first human reply — not in a slogan the bot invented. We are not your counsel; we are reminding you the DM is still advertising.
Standing up listing rules while you are on a showing
- One automation per active listing media (or a tight set of keywords that all point at the same pack).
- Put the listing address or project name in the DM so they know they hit the right rule.
- Add a public one-liner: “Sent the pack — check DMs / Requests.”
- Qualify in comments and the first reply, not with a mortgage application in bubble one.
- Connect the account with official Meta login via comment-to-DM.
- When status changes (sold, price cut, withdrawn), edit the DM the same day.
Agent mistakes that look like spam

What belongs in the listing pack
The pack should match the keyword. TOUR: walkthrough link, parking note, viewing window, and a line that a comment is not a confirmed appointment until you reply. PRICE: the number you already publish, brochure PDF, and a sentence that taxes and closing costs are not in that PDF. FLOORPLAN: the plan file, not a second sales pitch. If you do not have a floor plan, do not teach FLOORPLAN.
Put the project or address in the first line so a commenter who watched three Reels knows which pack they got. If you run 20 listings, 20 slightly different DMs is cheaper than one generic “luxury living” paragraph that fits none of them.
Do not auto-include neighbour names, lockbox codes, or occupancy details you would not put on a public flyer. The DM is still a message they can screenshot.
Requests, caps, and a listing that travels
A Reel of a priced-right 2BHK will be watched by people who do not follow your page. Their private reply often lands in Message Requests. Caption: “Comment TOUR — then open Requests if you don’t follow us.” If you skip that line, you will hear “you never wrote” all weekend.
The same Reel can exhaust an hourly send ceiling. Later TOUR comments wait in a queue in CommentLink rather than vanishing the way some native tools drop them — still not infinite, still not instant. Do not promise “instant brochure” on a listing you know will spike. A human can send the pack once to someone who waited and then complained.
Offers, financing, and complaints stay human
Anyone naming a bid, a lock-in, or a complaint about a viewing should not get a second brochure. Pause automation on that tag. If two partners share the inbox, assign by listing so the wrong agent does not quote the wrong project.
A commenter who says they already booked a tour and nobody came is a reputation thread. The bot has no business sending FLOORPLAN again.
Site visit is not the brochure keyword
VISIT on a Koramangala 3BHK Reel should collect a day-part and hand off, not email a 40-page PDF. PLAN or BROCHURE sends the floor pack. If they comment VISIT with “need a resale quote this week,” stop the bot. A rule can send the RERA-true brochure. It cannot hold a Sunday slot or invent a price that is not on the sheet.
Keep the public reply to one line: “Check DMs / Requests.” Do not publish a second number in comments.
